The Default Specialist is responsible for customer service, working closely with the operations team in completing tasks associated with the non-judicial foreclosure process and other projects as needed. Associate must follow firm procedures, client requirements, investor and civil code requirements while maintaining firm and client's data confidential.
Areas of responsibility:
Customer Service and Foreclosure Operations Examples of Responsibility Answering client inquiries with regards to status, processes and other loan level detail.
Process data entry or audits as needed.
Conduct PACER & SCRA searches as needed.
Ensure documents record on time and recording information is as updated as possible.
Process legal mailings.
Conduct audits as needed.
Schedule foreclosure sales as allowed by civil code.
Review chain of title to mitigate gaps in title chain.
File and work on curative actions related to title issues found during the title review from title searches pulled or obtained through outside vendors.
Review title reports to identify risk.
Schedule foreclosure sales on cases that have met the criteria for the publication milestone.
Update investor systems upon milestone completion.
Obtain, prepare and coordinate sale's bidding instructions for auction.
Understanding of the firm's confidentiality policies to protect the firm, our client and our client's client information.
Legal understanding of the foreclosure timeline.
Work as a team player and always give the client the highest level of priority.
Answer phone calls as needed.

Ensure client system is kept as updated as possible to ensure tasks are not past due. Upload documents requested from the firm's case management system to client system.
Set up a new file in the firms' case management system.
Validate on public systems that the consumer is not in an active Bankruptcy or Military service as many times as firm or client requests this to be confirmed.
Prepare and transmit legal documents for signature and/or recording. Once recorded validate recording information.
Ensure timeline mailings are sent out as required by civil code.
Work with vendors to obtain products and services ordered.
Through various stages of the foreclosure, conduct audits on the case prior to proceeding with next milestone.
