Job Description: Location: Larry Moore located in Union City Georgia Position Summary: The Maintenance Technician II is responsible for the day-to-day maintenance operations of affordable housing property. This role involves performing a variety of skilled tasks to maintain and repair the physical condition of buildings, grounds, and equipment. The technician ensures that the property is in compliance with all applicable health, safety, and regulatory standards, providing a safe and well-maintained environment for senior residents. Key Responsibilities: Property Maintenance: - Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
- Repair and replace defective parts in various systems and structures, such as doors, windows, flooring, and roofing.
- Conduct regular inspections of the property to identify maintenance needs and potential hazards.
- Maintain grounds, including landscaping, snow removal, and ensuring walkways are safe and accessible. Resident Services:
- Respond promptly to maintenance requests from residents, ensuring timely and effective resolution of issues.
- Assist with move-in and move-out inspections and repairs to ensure apartments are ready for occupancy.
- Provide excellent customer service to residents, addressing concerns and maintaining a positive relationship with the community. Compliance and Safety:
- Ensure that all maintenance work complies with local, state, and federal regulations, particularly those related to safety and health standards in senior housing.
- Keep accurate records of maintenance activities, inspections, and repairs.
- Assist with the development and implementation of safety protocols and emergency response procedures. Team Collaboration:
- Work closely with property management and other maintenance staff to coordinate tasks and ensure efficient operations.
- Train and mentor junior maintenance technicians or assistants as needed.
- Participate in on-call rotation for emergency maintenance needs outside of regular working hours. Inventory and Equipment Management:
- Maintain an inventory of tools, supplies, and materials necessary for maintenance work.
- Ensure that equipment is properly used, stored, and maintained.
- Coordinate with vendors for specialized repairs and supply orders. Qualifications:
- High school diploma or equivalent; vocational or technical training in building maintenance or related field is preferred.
- Minimum of 3-5 years of experience in property maintenance, preferably in a senior or affordable housing setting.
- Strong knowledge of building systems, including HVAC, plumbing, electrical, and carpentry.
- Ability to use a variety of tools and equipment safely and effectively.
- Excellent problem-solving skills and attention to detail.
- Good communication and customer service skills.
- Ability to work independently and as part of a team.
- Physical ability to perform the duties of the job, including lifting, climbing, and working in various environmental conditions.
- Certifications such as HVAC, plumbing, or electrical are a plus.
