Position Type: Maintenance/Custodial Date Posted: 10/25/2024 Location: Maintenance Facilities Building POSITION TITLE: Facilities Technician / Plumber DEPARTMENT: Maintenance REPORTS TO: Director of Facilitites FLSA STATUS: Exempt WORK SCHEDULE: 244 DATE REVIEWED: 02-2024 SALARY AND BENEFITS: M4 (Maintenance 4) salary scale TERMS OF EMPLOYMENT: The Board of Education, upon recommendation of the Superintendent, shall appoint the General Maintenance Plumber. The annual period of service shall be 244 days. PRIMARY FUNCTION: Reporting to the Skill Trade Supervisor, as Facilities Plumber Technician you will be responsible for troubleshooting, installations, repairs, completing work orders, and maintain and diagnose all plumbing mechanisms in all the Schools, and perform preventive maintenance inspections and repairs. Ensure the physical aspects of the Schools meet the City Schools of Decatur standards with applicable laws, plumbing codes and regulations. Essential Job Functions - Review blueprints, building codes, or specifications to determine scope of work and project details.
- Provides general maintenance and plumbing repair for the Buildings.
- Duties include, but are not limited to, turn problems in opportunities, define problems and generate alternatives, evaluate and select options.
- Understand complexity and be able to complete 100% of work orders with customer satisfaction.
- Understand safety, operating cycles, common repairs, schematic designs, and blueprints.
- Water, sewer, gas piping installations and distribution.
- Troubleshooting skills.
- Correct water pressure; be able to test PSI correctly.
- Be able to remove and replace water heaters and circulating pumps.
- Be able to remove, replace or repair vanity sinks, kitchen sinks, faucets, toilets, urinals etc.
- Use of common plumbing tools.
- Inventory, servicing, parts.
- Safety health practices while making plumbing repairs
- Personal protection equipment
- Use of shark bites and pro-press equipment.
- Must possess the knowledge to be able to complete repairs and preventative maintenance tasks as assigned.
- Demonstrates good verbal and listening skills.
- Keeps Facilities Supervisor informed of activities and identified/potential problems. Brings forward solutions.
- Completes and submits all required paperwork in an accurate and timely manner.
- When required, be available to respond to weather and environmental related emergencies, such as snow storms, hurricanes, tornados, floods, and fires.
- Attends meetings, trainings and workshops, as required.
- Ability to diagnose problems in buildings and repair as needed
- Knowledge of using power tools
- Knowledge of hot/chilled water systems a plus
- Ability to work in a fast pace environment and be flexible to change
- Regularly assess the property for safety and loss prevention.

Knowledge, Skills and Abilities - Knowledge of fundamental tools, materials, practices, maintenance, methods and procedures in the carpentry, plumbing, and electrical trades.
- Knowledge of building code conformance standards for carpentry, plumbing, electricity, electrical installation, and repair.
- Knowledge of occupational safety and health laws and regulations.
- Ability to follow oral or written work orders from supervisor, and to coordinate work with others.
- Ability to carry out instructions furnished in written, oral or diagrammatic form.
- Ability to add, subtract, multiply and divide all units of measure.
- Ability to describe orally or in writing maintenance or repair problems as needed.
- Ability to troubleshoot, problem solve and resolve electrical or electricity issues.
- Ability to report work orally or in writing to supervisor as required.
- Ability to establish and maintain cooperative working relationships with students, staff and others contacted in the course of work. Safety Requirements

Frequent travel between schools, or between schools and central offices, may be required. Physical and Mental Demands, Work Hazards - Ability to withstand heights and work in crawl spaces.
