We are seeking a dynamic and experienced Vice President of Maintenance to oversee and elevate the maintenance operations of our growing portfolio of 4,000+ single-family homes across multiple markets. This senior leadership role will focus on optimizing department efficiency, improving response times, and delivering exceptional service quality while reducing overall costs through strategic partnerships and resource management. The ideal candidate will possess strong leadership abilities, expertise in managing W2 technicians and third-party maintenance vendors, and exceptional skills in process design, documentation, and implementation.Key Responsibilities Leadership and Strategy Oversee and evaluate the structure of the maintenance department to ensure optimal efficiency and productivity. Develop and implement strategies to increase internal maintenance work order completion rates and improve response times. Lead and mentor a team of managers, internal technicians and third-party maintenance partners, fostering a collaborative and results-driven culture. Provide ongoing training, coaching, and performance management to ensure team success. Operational Excellence Design, document, and implement processes to streamline maintenance workflows, ensuring consistency and scalability across all markets. Manage and oversee the rollout of maintenance vans, including the implementation of efficient inventory management systems. Drive continuous improvement in work order completion speed, quality, and customer satisfaction. Conduct regular property inspections to maintain the highest standards of property condition and safety. Develop and enforce processes to triage and address resident concerns promptly and effectively, ensuring proactive communication with residents and maintaining high levels of resident satisfaction. Vendor and Cost Management Negotiate contracts with third-party maintenance partners and suppliers to achieve the best pricing and terms. Build and maintain strong vendor relationships to optimize cost-effectiveness and service quality. Analyze maintenance expenses and identify opportunities for cost reduction while maintaining or improving service standards.Qualifications Experience and Skills 10+ years of maintenance management experience, with at least 5 years overseeing a portfolio of 3,000+ single-family homes across multiple markets. Proven experience managing internal technicians and third-party maintenance vendors. Strong expertise in HVAC, plumbing, carpentry, electrical, and general maintenance trades. Demonstrated ability to streamline operations, reduce costs, and improve service quality. Exceptional skills in process design, documentation, and implementation to drive operational consistency and efficiency. Proficiency in inventory management systems and operational logistics. Exceptional negotiation skills with a track record of establishing and maintaining strong vendor partnerships. Leadership and Communication Strong team-building and leadership skills with the ability to inspire and motivate diverse teams. Excellent written and verbal communication skills, with the ability to clearly articulate goals and expectations. Strategic thinker with a hands-on approach and a "make it happen" attitude. Experience with Yardi or other property management software and mobile applications. Experience with computer software including MS Office, Google platforms, etc.Education and Requirements Bachelor's degree in Facilities Management, Business Administration, or a related field preferred. FMP certification is desired. Valid driver's license and reliable transportation. Willingness to travel frequently to oversee operations across markets.
