  • Responsible for preparing and maintaining annual operational budgets and capital expenditure budgets for current year and 5 to 10-year forecast. Coordinate and prioritize projects with SVP Development and Construction and SVP Operations.
  • Devise and implement proactive PM plan, ensure that systems and equipment are thoroughly prepared for major markets, shoulder markets and events, as well as daily business operations.
  • Responsible for managing day-to-day activities for maintenance. Oversees facilities maintenance vendor contracts and services for all building equipment and systems that are provided by third parties.
  • Responsible for approvals and processing of vendor payments through the purchase order management system.
  • Responsible for maintenance of building exteriors and common grounds for properties out to city right of ways. Responsible for managing and maintaining all buildings' Mechanical, Electrical, Plumbing, Sprinkler, and Fire Life Safety systems to include permits, testing, inspections and reporting required by Authorities Having Jurisdiction.
  • Responsible for plan review and approvals, code management, state and city-related building issues, daily project inspections.
  • Work closely with team to monitor services to be provided as committed to in leasing documents.
  • Familiarity with facilities construction phases and project implementation.
  • Responsible for all building maintenance and repairs, permits, inspections for property related operations to include roofs, facades/interior, MEP systems, sprinkler, fire life safety, vertical transportation, entrances, etc.
  • Responsible for maintaining a safe workplace and compliance with OSHA and other work place regulations and best practices.
  • Mechanical Equipment operation (ie: chillers, boilers, elevators, escalators, fire life safety, cooling towers, etc.) Responsible for ensuring that all building equipment is in optimal condition with appropriate operating permits and inspections. Familiarity with the operation of building equipment as it relates to Markets to ensure proper use during the abnormally high usage environment.
  • Develop and manage an integrated computer-based maintenance program for all facilities.
  • Conduct team member performance reviews.
  • Conduct performance reviews of vendors (contractual) on a quarterly basis.
  • Monitor vendors to ensure proper services are being provided.
  • Provide contractor and pricing information.
  • Support Senior Vice President of Operations in working closely with city and state officials, electrical, water and sewer, transportation, inspections, sanitation (all levels) to ensure an open communication line.
  • Work closely with leasing team to provide back-up and support for leasing activities.
  • Meet with potential tenants/clients to review space changes/needs to ensure proper communications of building policies and requirements.
  • Review vendor pricing on an annual basis.
  • Responsible for planning and training of team members for emergency situations.
  • Distribution of emergency contact list and duties.
  • Perform all scheduled inspections of all properties to identify maintenance, safety and housekeeping issues and general overall facilities condition.
  • Provide reports to associated building managers and maintenance team.
  • Work closely with Property and Tenant Relations team for showroom maintenance and repair.
  • Steward of utilities usage, conservation, and reporting. Manage an active energy savings and green/sustainability initiative. Plan and execute strategies to reduce power, water and natural gas consumption. Utilize BMS automation and develop equipment run-time schedules to maximize efficiencies.
  • Develop direct reports in accordance with succession planning.
  • Ensure requisite training and development of staff members.
  • Display and instill exemplary customer service within team.
  • Work closely with the Construction and Development team on projects to ensure effective mechanical equipment design and handoff to facilities for maintenance at the conclusion of projects.Qualifications
    • Bachelor's degree or equivalent combination of education and experience
    • 10 years of directly related experience
    • Building automation systems and energy management experience
    • Must have strong orientation towards providing exceptional customer service
    • Familiar with standards, concepts, practices, procedures in the areas of facilities engineering, shipping and receiving, security, tenant improvement, special events for facilities that are used by the public and employees
    • Efficient, proactive, responsive team player with a proven ability to establish and maintain strong client and internal partner relationships at all levels required
    • Highly organized with ability to manage multiple priorities and time-sensitive deliverables and deliver quality results on time
    • Excellent listening, verbal, written and interpersonal communication skills required
    • Personally exhibits a strong commitment to dependability and reliability with the ability to gain and maintain the confidence of team, partners and clients
    • Hands-on, self-starting, disciplined and detail-oriented individual with ability to work independently in a high volume environment
    • Ability to work with a wide range of cultures and all levels of tenant team members with minimum supervision and guidance
    • Flexible to work beyond a standard work schedule and weekends as required
    • Proficient in Microsoft Suite and forecasting applications
    • While performing the duties of this job, the team member is regularly required to talk or hear. The team member frequently is required to sit, stand, walk, use hands to handle or feel and reach with hands and arms. This position requires the ability to occasionally lift office products and supplies, up to 20 pounds.
