Description:DIRECTOR OF FACILITY & MAINTENANCEPosition Title: Director of Facility & Maintenance (DFM) Date: 2024Reports To: Plant Manager FLSA: Exempt NATURE AND SCOPE OF POSITIONThe Director of Facility & Maintenance (DFM) is a valued and essential member of the 88 Acres team, and is responsible for leading the team and setting the tone of the Maintenance department. An analytical, systematic and organized approach is essential to the success of this position to proactively identify solutions and improve production efficiency. This person is expected to serve as a leader, and be an expert communicator to both organization leadership as well as production and maintenance teams. The DFM is responsible for maintenance, repair and safety/proper use of all 88 Acres production equipment and resources. This includes training and providing guidance to Maintenance Technicians, Production, and Sanitation team members on properly using, maintaining, and cleaning of equipment. A main priority of the DFM is to implement systems to reduce equipment downtime and proactively identifying potential issues and existing workarounds, as well as be forward thinking to anticipate company needs. This individual will be capable of working at a micro and macro level simultaneously to ensure departmental alignment with the overall organizational goals. Requirements:KEY RESPONSIBILITIES AND JOB TASKS - Manage maintenance team including but not limited to work assignment, training, scheduling, monitoring and evaluating performance, coaching, organizing, hiring and disciplinary action as needed.
- Work collaboratively with organizational leadership to provide guidance, suggestions and expertise on technical and mechanical issues and assistance with equipment purchases and plant design.
- Lead the assessment of new equipment. Research solutions and manage equipment trials. Act as the point person in communication with suppliers, estimate timelines and budget, organize sampling and testing, etc. Work with the Operations team to conduct ROI analyses to financially justify investments in equipment.
- Implement, utilize, and manage work orders (CMMS management) to determine machines and equipment requiring repair or maintenance.
- Manage suppliers and vendors of all kinds, third party laborers, and contractors including building management
- In conjunction with Maintenance Techs ,troubleshoot, service, repair, adjust, and test machines, devices, and all moving parts on all production equipment on a regular and as needed basis as determined by work orders
- Maintain a preventative maintenance program and ensure compliance from technicians and production employees including a system to prioritize maintenance projects.
- Collaborate with Production to create SOP's to maintain, repair and use equipment properly, and train technicians and production employees on proper machine operation.
- Head procurement and conduct inventory management of spare parts
- Ensure compliance of the facility including environmental and safety concerns
- Work collaboratively and communicate with various departments including production and sanitation, and across multiple production shifts to ensure cohesion of equipment training, use, and issues.
- Collaborate with the finance team on developing, managing and maintaining a maintenance budget.
- Ensure safety on the production floor by training the team, conducting refreshers, and monitoring adherence to safety protocols on a daily basis.
- Maintain records of down time, maintenance interventions, part breakage, etc. to report on KPIs and inform decisions.
- Advise on resources needed to keep up with growing demand, including staffing needs, prioritizing equipment purchases, etc. REQUIRED SKILL, ABILITIES AND COMPETENCIES
- Advanced written and verbal communication skills to effectively collaborate across teams and with company leadership and to translate maintenance needs and reasoning to team and decision makers.
- Proven working knowledge of process engineering principles from design conception to implementation
- Advanced leadership skills including the ability to direct a team across multiple production shifts
- Strong troubleshooting skills to determine the cause of operating problems and deciding how to resolve them.
- Advanced problem sensitivity to determine when something is wrong or likely to go wrong to flag existing or potential problems with equipment.
- Solid deductive and inductive reasoning to produce solutions that make sense for the organization and situation.
- Ability to multitask, and prioritize across various pieces of equipment to align with production goals and needs. REQUIRED EDUCATION, KNOWLEDGE AND EXPERIENCE
- 7-10 years of maintenance technician experience.
- 2-3 years of supervisory experience, preferable in a facility manager role
- Experience in a food production setting and with food production equipment a plus.
- Knowledge of GMP's and sanitation procedures a plus.
- Knowledge of Limble a plus WORKING CONDITIONS
