Who You Are: As Project Manager 1, you are responsible for overseeing the full lifecycle of Habitat's development projects, from site due diligence through construction completion. You will lead the design, planning, and permitting phases by coordinating with architects, engineers, and government entities to ensure timely approvals and compliance with regulatory requirements. Responsibilities also include overseeing the RFP process, preparing project budgets and schedules, and managing property tax exemptions and waivers. During construction, you will coordinate subcontractor performance, ensure safety compliance, and address plan modifications in collaboration with leadership. Regular reporting, team mentoring, and operational oversight are essential to delivering projects efficiently and meeting all project milestones, from feasibility to Certificate of Occupancy. Youll be responsible for: Site Due Diligence Perform due diligence, including contracting with consultants and engineers. Research land and home purchase agreements and related vendor contracts in coordination with agency leadership Manage the maintenance of undeveloped properties Design, Planning, and Permitting Coordinate the selection and manage the performance of architects, consultants, engineers, and other project specialists Coordinate representation before public agencies and community organizations, including developing and maintaining strong relationships with government representatives and making presentations in front of government entities Manage preparation and processing of all necessary entitlement applications and other required approvals in coordination with the project team Oversee management of the design process (e.g. selecting/hiring consultants, working with design staff, ensuring the issuance of building permits) Coordination of property tax exemptions and SDC waiver application process Lead RFP process for assigned properties Prepare project budget estimate and schedule Construction Coordinate work of sub-contractors working on various projects Work with Construction Supervisors- review their reports and check sheets Correct any safety violations in a timely manner In cooperation with site leadership, manage the performance of sub-contractors and review all approved plans to ensure all specifications and regulations are followed Report to the Director and VP of Construction any necessary modifications of the plans that seem indicated before performing the proposed change Manage recurring operational tasks for assigned projects and mentor and assist project team colleagues in processes. Generate and issue regular project reports through company software (Procore) Ensure all projects meet timelines and are completed from feasibility through a Certificate of Occupation To be successful in this role, you will have**: 6-8 years experience in construction management, including a minimum of 3 years experience with property acquisition, development, and permitting. Any qualifying combination of education, certification, and experience that demonstrates the ability to perform the duties of the position. Knowledge of estimating and project schedule creation. Ability to follow processes and lead a team. To be considered above and beyond the average candidate in this role, youll also have: Experience in real estate finance, and/or planning preferred Excellent written and oral communication skills; effective with diverse audiences Proficiency in Microsoft Office programs Experience in using electronic resources to obtain real estate/ownership information A strong attention to detail; excelling at managing multiple concurrent projects and deadlines Strong organization and time management skills Your work environment and physical demands: Your workday will be located in a human-paced, team-oriented, business-casual style office setting. Depending on the positions responsibilities, you may be eligible for remote/hybrid work based on performance, and access to essential work-related resources. While in the office, you will routinely use standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. An office-based role means that your day will be mostly sedentary, with some time spent moving files, open filing cabinets, bending, and/or standing on a stool as necessary. Occasionally you will travel between other Habitat locations or temporary worksites. Your Work Schedule: 40-hour work week, generally Monday - Friday 7:30am-4pm Your Compensation: We aim to offer equitable pay and benefits and are committed to transparency in compensation. Basing compensation on a candidates willingness and/or ability to negotiate leads to inequities and bias in how employees are compensated. We determine the best possible compensation offer based on base qualifications, relevant experience, internal equity, and the candidates competencies for the role demonstrated during the hiring process. Successful candidates are typically hired within the first half of the Pay Range and receive scheduled incremental increases. When starting in this position, your compensation will generally be between $58,650 to $71,459.16 annually. The full range for this position is $58,650 to $85,042.50 annually.
