--- Unit Count: 50 The Community Director (Non-Exempt) is fully accountable for all day-to-day operations of a typically small asset/property (totaling less than 300 units and managing a staff of up to 5 Full-Time Employees (FTEs)). Responsibilities include overseeing and -enhancing the value of the property/asset, and managing the asset to meet the Client's expressed operational and financial goals. -Will supervise all on-site staff, which may include: Assistant Community Director, Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s). Pay: $30 - $33 / Hour DUTIES AND RESPONSIBILITIES 1. Client Relations

  • Carry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations. 2. Communication
    • Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI. -
    • Keeps immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problems. 3. Employee Management
      • Develop and manage the site team members; including participating in the hiring, training and evaluation of employees.
      • Ensure all open positions are filled in a timely manner.
      • Ensure all employees maintain compliance with various department requirements. 4. Leasing/Occupancy
        • Maintain occupancy levels as established by owner/budget expectations.
        • Oversee and exhibit professional leasing techniques.
        • Ensure completion of the monthly Market Surveys and analysis.
        • Develop and implement advertising and marketing strategies for the apartment community as needed. -
        • Oversee and exhibit closing ratios in regards phone and walk-in traffic per FPI policy.
        • Ensure that all online marketing sources are updated (e.g., Craigslist) daily.
        • Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.
        • Develop and oversee the implementation of resident retention programs.
        • Ensure the safety, comfort and privacy of all property residents.
        • Ensure -move-in orientation is completed consistently with new residents. 5. Revenue Management
          • Manage the maximum revenue potential of the property through the management of -lease expirations and timely turnover.
          • Management of monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policies.
          • Participating in the development of and managing to the approved operating budget.
          • Accurately processing vendor invoices and managing accounting month end.
          • Comply with periodic financial reporting requirements e.g., petty cash, mileage reimbursement, and variance reporting. 6. Reporting and Document Management -
            • Maintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating Procedures.
            • Responsible for -the daily integrity and confidentiality of resident files.
            • Ensure that documents and reporting systems are maintained, updated, and organized.
            • Meet all periodic reporting requirements e.g., Month End, Weekly Reports, Collection/Eviction Files etc..
            • Assist in budget preparation and delivery. 7. Risk Management
              • Ensure compliance of Risk Management items through the following of the FPI Standard Operating Procedures.
              • Timely reporting of any/all injuries, illnesses, property damage through the proper reporting channels and forms.
              • React calmly and professionally in emergency, emotional and/or stressful situations.
              • Maintain current permit, licensing, and inspection requirements.
              • Maintain compliance with OSHA requirements. 8. Facility Maintenance -
                • Assist residents with reporting of maintenance needs.
                • Document facility and maintenance needs and ensure timely completion.
                • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
                • Follow up on maintenance requests to promote resident communication and satisfaction. 9. Other
                  • Consistently and fairly enforce community rules and regulations, FPI Standard Operating Procedures.
                  • Comply with all Fair Housing Laws and FPI policies and procedures.
                  • Promote a professional image by adhering to FPI Management's Dress Code Policy.
                  • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
                  • Responsible for meeting all training requirements for the position (Grace Hill, Safety Meetings, etc.).
                  • Perform any and all functions as directed by the supervisor, including special project assistance. *Community Directors in Alaska are required to be licensed if they do not live on site, Community Directors in Illinois are required to hold a Leasing Permit and Community Directors in Pennsylvania are required to hold a Real Estate Salesperson's license. - Minimum Requirements:
                    • Must have a minimum of 2 years' experience with affordable housing programs including but not limited to: LIHTC, HUD programs (Project Based Section 8, Section 236, PRAC, 811 PRA), USDA-Rural Development (515), HCD, HOME Funds and Bonds.
                    • Affordable Housing Accreditation (e.g.: HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs.
                    • Minimum 1 year of experience in a similar leadership role, preferably within Residential Property Management.
                    • High School diploma or equivalency certificate required. College degree in a relatable field preferred, but not required.
                    • May Require a Valid Driver's License, as well as: -a good driving record, current motor vehicle insurance which meets State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
                    • Must be proficient in speaking, reading, and writing in English.
