Our SVP D&I role is responsible for Multi-Family development and investment activities in the Houston, TX market. The role is accountable for the sourcing, underwriting, and field execution of transactions, including site selection, securing entitlements and approvals, budgeting, design, crafting and implementing project business plans, capitalizing and monetizing of projects, usually under direction of principal-level colleague and in conjunction with development management professionals. The role will be responsible for building out and leading the team necessary to meet the Business Unit's goals and objectives. What You'll Do: - Manage Market Relationships: Develop relationships with, and regularly connect with other market participants (investors, brokers, tenants, lenders, engineers, appraisers, etc.) to maintain current knowledge of market conditions and opportunities.
- Source: Identify and gain control of new development and build-to-suit development opportunities. Create and implement product-specific business plans.
- Shape: Manage predevelopment process to include due diligence, entitlements, risk mitigation, and overall deal viability. Be accountable for assumptions in the development underwriting.
- Capitalize Deals: Negotiate and secure deal terms from a variety of debt and equity sources for purposes of resolving optimal capital structure. Engage with capital partners on day-to-day communications regarding project progress.
- Present: Create investment packages and present and lead projects through internal Investment Committee process.
- Execute: Manage the planning, organization, and controls for a major project(s), functional area, or department. Determine project execution, operating budgets, including hiring of project leasing and property management teams, negotiating major leases, supervising other team members' negotiations, managing acquisition and disposition of assets and other related activities. Lease-up, stabilize, and monetize deals.
- Update: Regularly review all the company proprietary asset management system (ELITE) information on assigned projects to ensure completeness and accuracy of data.
- Lead Teams: May supervise a mix of direct and matrix reports. Recommend recruitment, selection, promotion, advancement, corrective action, and termination of direct reports to next level management for approval. Monitor appropriate staffing levels and report on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Lead by example and model behaviors that are consistent with Trammell Crow's values.
- Relationship Management: Develop and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers. Active involvement in the community and industry organizations.
- Negotiate: Support deal document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements. Maintain engage with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsor.
- WORK ENVIRONMENT AND TRAVEL: Role is primarily in office with expected travel to job sites within the region.
